Patuxent Investments, LLC is a vertically integrated, buy and hold real estate acquisition company. We specialize in forced appreciation through value-add renovations for underperforming single family and multifamily assets in high upside markets. We buy cash flowing B and C class properties to reposition and increase property value through management reorganization, value-add renovations, and creative cost savings programs.

Our investment team has over 10 years of diverse acquisition and management exposure, providing unique perspectives for creative financing and market acquisition strategies. Our varied experience includes single family and multifamily purchases, international procurements, 1031 exchanges, military financing, gut rehabs, light renovations, condo conversions, short term vacation rentals, house flipping, wholesaling, voucher tenants, and joint venture capital investments.

Our management arm is dedicated to adding value for residents and the surrounding community. We seek to streamline management practices to decrease vacancy and expenses. We implement physical and operational improvements to raise the market value and perception of our properties.

 

Patuxent Investments has holdings in the Chicago and Washington, D.C. metropolitan areas and Florence, Alabama, but is open to smart investment opportunities in other emerging and established markets.
